Areas of The Villages
The Villages is a big place, and if you've never been here before, it can be a little overwhelming. Where you choose to live can make a big difference in how you experience The Villages.
Do you want to be close to shopping and restaurants? Near one of the town squares? Do you prefer an established neighborhood with mature landscaping, or something newer? Maybe being close to the Turnpike, the VA, golf, recreation or family outside The Villages matters to you.
To make it easier to understand, we've divided The Villages into six general areas. These aren't official boundaries. They're simply the way we help buyers get familiar with different parts of the community.
Area 1 is what is locally known as the Historic Area, where The Villages began. Located east of U.S. 27/441, you'll find many of the original manufactured homes along with newer homes that have replaced some of them. This area is convenient to shopping, dining, medical services and entertainment, including Spanish Springs Town Square.
Area 2 stretches from County Road 466 north to State Road 42 and includes the Spanish Springs and Southern Trace areas. You'll find established neighborhoods with mature landscaping and often larger lots. Many homes in this area have their bond paid off. Shopping, dining and everyday services are readily available along both the east and west sides of this area.
Area 3 often called “Between the 6’s,” stretches from County Road 466 south to County Road 466A and includes the Lake Sumter Landing area. This is a popular central part of The Villages with golf, recreation, country clubs, dining and entertainment nearby. Shopping and everyday services are readily available along both the east and west sides of the area.
Area 4 stretches from County Road 466A south to State Road 44 and includes the Brownwood Paddock Square area. This established part of The Villages offers convenient access to shopping, restaurants, recreation, golf and entertainment, with Brownwood serving as one of the community’s major town squares. At State Road 44 and Morse Boulevard, you'll also find the new Walmart “store of the future” Supercenter.
Area 5 stretches from State Road 44 south to the Florida Turnpike and includes the Sawgrass Grove area. This newer section of The Villages offers golf, recreation, dining and entertainment, with Sawgrass Grove serving as a popular gathering place. The Natives at Lake Okahumpka is another popular dining destination in this area.
Area 6 is south of the Florida Turnpike and includes Eastport, Middleton, the Fenney area and Marsh Bend. This is one of the newer and fastest-growing parts of The Villages, with expanding recreation, golf, dining and entertainment options. Eastport is becoming a major destination in this area, while Edna’s on the Green remains a popular gathering spot in Marsh Bend.
